Part 1: What I’d Tell My Family About Buying Property in Sarasota

When my family asks me about buying property in Sarasota, I don’t sugarcoat it. I give them the same advice I give my clients, honest, practical, and grounded in years of experience. Sarasota is a remarkable place to live and invest, but like anywhere, there are details you don’t want to overlook.

1. Lifestyle Comes First

Sarasota is a collection of unique communities, each offering a different way of life. Before looking at numbers, decide how you want to live.

  • Siesta Key: world-famous beaches, strong rental demand, but higher condo fees.

  • Downtown Sarasota: arts, dining, and walkability with a vibrant urban feel.

  • Palmer Ranch, Lakewood Ranch, and mainland neighborhoods: newer homes, community amenities, and lower insurance than waterfront.

Your choice of neighborhood sets the tone for your day-to-day life — and your long-term satisfaction.

2. Budget Beyond the Price Tag

The purchase price is just the beginning. I always tell my family to factor in:

  • HOA or condo fees: these can range from $500 to $1,500+ monthly.

  • Insurance: especially important for older condos and waterfront properties.

  • Reserves and assessments: a strong HOA reserve means fewer surprises.

The hidden costs of ownership can make or break your budget.

3. Pay Attention to Florida’s New Condo Laws

Florida has recently tightened its requirements for condo associations. Mandatory milestone inspections and properly funded reserves are now law. This is good for safety and long-term value, but it may mean fees rise in the short term. I’d tell my family: always review association financials and ask about upcoming assessments before committing.  I have created a blog series that breaks these new laws down.

4. Think Resale From the Start

Even if you’re buying your forever home, plans can change. The property you choose should have broad appeal:

  • Strong location

  • Well-funded association (If in an HOA)

  • Desirable features like covered parking, updated kitchens, and balconies

Smart choices now make resale easier later.

5. Waterfront: Beautiful but Complex

Waterfront living is Sarasota’s crown jewel. As a Certified Waterfront Property Specialist, I remind family that while waterfront is worth it, you must do your homework:

  • Inspect seawalls and docks

  • Understand flood insurance requirements (This is not just for waterfront, but for all coastal areas)

  • Review building maintenance history

The joy of waking up on the water is unmatched, but so are the responsibilities.

6. Consider Rental Potential

For second homes or investments, rental rules are key. Some condos on Siesta Key allow weekly rentals, making them strong income generators. Others have restrictions that limit potential. Family or not, I’d always say: buy with a clear understanding of what you can and can’t do.

7. Use Local Experts

Buying in Sarasota isn’t like buying anywhere else. Between flood zones, non-warrantable condos, and unique association rules, I always tell family: rely on a strong local team. That means an experienced real estate agent, inspector, insurance agent, and closing attorney who know the Sarasota market inside and out.

Conclusion
At the end of the day, my advice to family is simple: match your lifestyle to the right community, budget realistically, and don’t skip the details. Sarasota is a beautiful, thriving place to buy a home or investment property, but success comes from making informed choices.
