Top 3 Things to Know Before Buying a Condo in Sarasota

Sarasota condos offer more than sunshine—they’re a wealth-building opportunity. But not all condos are created equal. Whether you're buying your first vacation property, exchanging into a 1031 replacement asset, or looking for passive rental income, the Sarasota condo market has nuances that can significantly affect your success. Here's what I tell every buyer I work with—especially cash buyers, out-of-state clients, and seasoned investors.

1. Not All Condos Are Financeable (And That Can Work in Your Favor) One of the most common mistakes I see buyers make is assuming that every condo on the market is financeable with a conventional loan. In Sarasota—especially in areas like Siesta Key, Lido Key, and the barrier islands—many condos are classified as non-warrantable. This means that traditional lenders often won’t fund the purchase due to high short-term rental ratios, litigation, reserve issues, or ownership concentration. But to cash buyers and 1031 clients, this screams opportunity—under-marketed units with better ROI and more flexibility.

2. Know the Rental Rules Before You Buy Many buyers fall in love with a unit only to discover restrictive rental policies—some allow one lease per year with long minimums. Others offer lucrative weekly or monthly rental allowances. If you're investing, your revenue potential depends on the rental rules. Always get the condo docs and have someone (like me) review them before you close.

3. Special Assessments and HOA Fees Can Be Deal Breakers HOA fees range dramatically in Sarasota, and older buildings may levy special assessments for structural repairs or upgrades. Always request estoppel letters, recent meeting minutes, and budget forecasts. Uncovering a looming $50,000 assessment after closing could destroy your ROI.
